Consultation
We meet on-site to discuss your design needs and how we can best serve you.
Proposal
A proposal for services is prepared based on the agreed upon scope of work.
Site Analysis
Once the proposal is approved and the topographic survey is provided, we conduct a site analysis to identify site characteristics, constraints, and opportunities as they relate to the proposed design program. Elements considered include existing trees and vegetation, soils, slopes, shade and sun exposure, existing structures, circulation patterns, views and notable site features.
Schematic Design
A rough schematic design is then produced based on the proposed site and architectural improvements. We collaborate with the architect and interior designer as we begin the design process. Design considerations are also guided by local zoning codes and ordinances.
Conceptual Master Plan
The Conceptual Master Plan is an illustrative plan showing the proposed location of all architectural elements and proposed site related improvements. Hardscapes and garden spaces are depicted in a plan view of the property along with general grading, spot elevations and plant massing as required to convey the concept.
Design Development
After the presentation of the Conceptual Master Plan, feedback from clients and the design team is synthesized to further develop and refine the Master Plan.
Pricing Coordination
After the Master Plan is refined, our team coordinates with the builder and contractors to obtain the latest pricing for cost estimating, budget refinement and value engineering as required.
Permit Documents
After client approval of the final site design, our team produces plans and documents as required by local permitting authorities in order to submit for a building permit. Permit plans may include but are not limited to a demolition plan, site plan, tree protection plan, erosion control plan, tree replacement plan and the details and calculations needed for each type of plan. We coordinate with engineers to provide plans for stormwater management and structural details as required.
Construction Documents
These documents are a more detailed set of plans and construction details required to execute the construction of the project. Plans may include grading and drainage plans, hardscape plans with associated hardscape details, planting plan and plant list. The construction documents are also used by contractors to prepare final pricing and change orders as needed.
Construction Observation
Our team observes construction throughout the process. Site observations are made at critical junctures to ensure the intent of the design is executed on site. Continued coordination and communication with contractors during the construction process is also critical to achieve desired outcomes.
